  • A 51,560 SF two-story Class A office building in the CAN DO Corporate Center, Drums, PA. New construction ready for tenant fit-out today.

LEED certification, tax incentives, a large available workforce, and access to more than half the country’s population are awaiting at 40 Azalea Drive in the CAN DO Corporate Center, Drums, PA.

This two-story dedicated office building was built to accommodate up to four tenants, but with the design flexibility to suit one large tenant. With 51,560 SF of Class “A” office space available, the property is perfectly suited for companies seeking backoffice operations in the financial and insurance industries, call centers and customer service centers.

40 Azalea Drive in the CAN DO Corporate Center“The 40 Azalea Drive property offers a number of benefits, not the least of which is its location. The CAN DO Corporate Center is on Route 309 in Drums, PA, just off Exit 262 of Interstate 80 and only a few minutes from the crossroads of Interstates 80 and 81, which puts it within one day’s drive of more than 50% of the country’s population and several major metropolitan areas including New York City, Philadelphia, Baltimore and Boston,” said CAN DO Vice President of Sales and Marketing Joseph Lettiere.

This location has played an important role in the success of global Internet service provider Network Solutions’ customer support center, which occupies the property next to 40 Azalea Drive.

“The CAN DO Corporate Center is the ideal location for Network Solutions. Being right next to Interstate 80 allows us to draw employees from many communities,” said Network Solutions Manager Joseph Pickett.

Lettiere adds that the proximity to major highways is not the only benefit companies can expect when locating in the property.

“The building was also designed to meet Leadership in Energy and Environmental Design (LEED) standards set forth by the U.S. Green Building Council. By meeting LEED standards, the 40 Azalea Drive property can save companies significant dollars in operating costs as well as employee time lost to illness,” he said.

By incorporating LEED standards into the design, businesses locating at 40 Azalea Drive take advantage of numerous benefits including reduced operating costs through lower utility consumption; reduced employee absenteeism and turnover by providing a healthy workplace and improving employee satisfaction; environmental benefits by reducing the impacts of natural resource consumption; and health and safety benefits by enhancing occupant comfort and health.

Additionally, the building is in a Keystone Opportunity Zone (KOZ), which means companies locating inside will be exempt from state and local taxes until 2011, potentially saving millions of dollars.

Designed to house companies in need of a higher degree of technology, the property is ideally situated for back office operations of financial firms.

This application has taken even more importance with the advent of the region’s Wall Street West initiative. After 9/11, the Securities and Exchange Commission, Federal Reserve and Office of the Comptroller made recommendations that major financial firms in lower Manhattan create synchronous back-up operations outside the New York Metropolitan area to ensure the sanctity of the U.S. Financial System in the event of another terrorist attack or similar catastrophe.

Wall Street West is the region’s answer to this mandate. CAN DO is an active member of the regional initiative undertaken by several agencies representing nine counties of Northeastern Pennsylvania to attract Manhattan-based financial services firms to locate back-up operations in the region.

Wall Street West is funded in part by a $15 million Workforce Innovation Regional Economic Development (WIRED) grant, which is earmarked for creating a talented pool of workers with skills that can be developed to support the financial services industry.
